The Standard Inspection Report
Quality
Home Inspectors uses the best home inspection reporting
system available. Their 17 page report covers each major and minor
component of a home. More importantly, it is very easy for anyone, no
matter what your construction experience level is, to look at and
understand. Each page has 2 carbon copy pages beneath so you not only
get one copy but two - Quality Home Inspectors keeps one copy on file
for two years following the inspection. The report also contains a
summary sheet in which they summarize all the findings from the inspection
that should be repaired or at least addressed, prior to your final
closing. You receive your inspection report at the end of the inspection
so you can immediately begin negotiations with the seller on any items
found during the inspection.
New Construction Inspections
Many
builders and real estate agents believe because a house is new it
doesn't need an inspection - this is not true. Building contractors are
not purposely overlooking items nor are they unqualified, but when you
are dealing with as many components as there are in a house, it is easy
for things to get overlooked. New construction reports usually find
numerous items that are not working properly. If you are buying and
paying for a brand new house, you deserve to get a home without flaws
and everything should be working when you move in.
Certificate of Pre-Inspection for Home
Sellers
There are
thousands of houses for sale on the market today - you can make your

Pre-Inspection. Our
pre-inspection process includes two visits to your home. On the
first visit we will inspect
and find any problem areas or safety concerns located within your home.
We will then
revisit your home once all the needed repairs have been made. If all
items on the
original inspection are corrected, we will then issue you a Quality Home
Inspectors
Certificate of Pre-Inspection. We also type a summary page on your home
and its
components to give to all prospects. Now everyone looking at your home
can focus on
more important things like where the furniture is going to go as opposed
to if the home
has any flaws or faults.
Stucco Siding Testing
Anyone
buying a stucco siding house built before 1995 needs to get it
inspected. Before this time, the home construction industry was using exterior insulated finishing systems (EIFS). The result of using EIFS was a
multi-billion dollar lawsuit concentrated mostly on homes built in
three states - Georgia, Florida, and North Carolina. The EIFS trapped
moisture behind the walls and completely decayed studs supporting the
wall. While EIFS has given some other very good stucco products a bad
rap, it is very important that you know for sure which type of stucco
siding you are buying and that the studs are not decayed from excessive
moisture.
Environmental Testing
Radon is
the second leading cause of cancer second only to cigarette smoking. But
what makes radon so dangerous is that it is an odorless, colorless gas
that is emitted from the ground. Quality Home Inspectors uses Radalink's
computerized open ion chamber radon collection machine. This 48-hour
testing method is the most thorough radon test on the market today.
Mole
spore is another environmental test that is getting more and more common
within the home inspection industry. Collection pieces are placed in a
home's central heat and air duct system where they collect sample
particles. The pieces are then sent to the test lab where results are
measured.
